Should I stay during the showing of my house?


While you list your home, is it a good idea to be present at the time of showings?

There are different suggestions to this answer, but below are three of the reasons why we believe it is not such a good idea to do so.

1. Trust Factor

How to sell a house 101 entails a story about trust between sellers and buyers. The closing process is a very long process, and it can be obstructed by trust. If at the beginning of the process, the buyers feel that the sellers are difficult, this may deter them from submitting an offer on your listing.

2. Buyer's Agent advise

The Buyer's Agent needs to have enough privacy to speak to their clients openly about the home. This is very difficult to do when a seller is present at the showing. This also means items that are good about the home and they do not want the sellers to know of their favorable opinion.

3. Buyer's sensitive information

There are some details about the buyer's financial information that should not be heard by everyone. If the buyer wants to move forward with an offer, they will need to discuss that process with the agent at the showing.

Even though we recommend against the presence of the seller at the time of showing, we do understand that it is a preference for some. The best thing to do in this case is to wait outside on the patio, or in a vehicle in the driveway.
