Why is the Multiple Listing Service (MLS) so important for a seller?

The simple answer is one of exposure. Multiple Listing Service (MLS) is incomparable in the amount of exposure it provides to its listings. This has plenty to do with the current real estate websites from the likes of Zillow, Trulia, and Realtor.com.

Today's listing agent does not have to promote much on social media or even purchase ad space in newspapers for their listings like the pre-internet times. Instead, they simply list the property on the local MLS which is promoted through all of these global reach real estate websites.

Additionally, some websites only promote official MLS listings, in order to qualify accurate data on these listings for their consumers who are mostly pre-approved buyers.

Today, the buyer is educated enough to search their own properties themselves through these major websites, and no longer desire to show up to open houses or look for homes with For Sale signs. This is because these websites give them all the relevant data, and promote a good buyer experience upon their search. This is why more than ever, MLS is an important competitive edge for sellers.
